Cars Still Rule
City planners want development that reflects the idealized future, where people use mass transit, but “the system is currently not conducive to giving up cars,” he says.
This poses a bit of a dilemma for developers like Friedman who undertake projects at transit stations. Fulcrum tried to attract bigger retail tenants to 65th Street Village, but Friedman says, “It’s hard to convince tenants to locate at stops (like University/65th Street) that don’t offer adequate parking.”
Nevertheless, the responses to RT’s RFQs indicate that many Sacramento-area developers think building next to light-rail is worth the investment.
