The Promenade
     The design of this mixed-use development, known as the Promenade, incorporates the future light-rail station. “We think it’s great that our project is on the RT line,” says Tom Schaal, Opus West’s director of real estate, “and we look forward to the day it’s complete.”
     Noting that a hotel of unspecified size has been approved for the Promenade, he anticipates the site “will benefit greatly” from a direct light-rail link to the airport.
     The Promenade will be complete well in advance of the light-rail line, says Cornish & Carey’s Frisch. The company is under contract to lease the Promenade’s office space, which will occupy 675,000 square feet.
     Currently no commercial tenants are on board. CB Richard Ellis, Sacramento, will manage leasing for the Promenade’s retail space.
     RT’s University/65th Street station, located at the junction of 65th Street and Folsom Boulevard in Sacramento, is a particular focus of attention. Mark Friedman, of the Fulcrum Group of Companies, Sacramento, says it’s the fifth-busiest station in the light-rail system.
